Three tests, each priced per dwelling with the certificate and lodgement included. Ask for a site rate for multiple plots.
Pulse Air Tightness Test
A compressed-air unit releases short pulses inside the building and measures the response at about 4 Pa. No fan, nothing to seal, about 30 minutes in an occupied home.
Used for:
Occupied homes and retrofit work
Before and after window or door replacement
PAS 2035 before-and-after checks
New dwellings under CIBSE TM23 (2022)
Both methods are set out in CIBSE TM23 (2022), the test method Approved Document L cites, so either certificate is accepted by Building Control. If your SAP assessor has specified one method, use that one.

Background Ventilation Assessment
A more airtight home holds moisture as well as heat. Without enough background ventilation:
Condensation
Damp
Mould
For landlords, a hazard under Awaab’s Law
The assessment measures air leakage at the low pressures normal weather produces and compares it with Approved Document F. It shows whether the home needs background ventilators, and how much.
Starting from £275
Needed for:
✔ Window and door replacement, under Part F
✔ PAS 2035 ventilation checks
✔ Evidence that trickle vents are not needed
✔ Condensation, damp or mould investigations
Starting from £275
Preparing for your test
The test is done when the building is airtight by design: after plastering, with windows, external doors, loft hatch and all service penetrations in place, and before the final fix hides them. A failed test is a number above your SAP design figure; sealing can start the same day, and a retest on the same visit is charged at the retest rate.
• All external doors and windows fitted and closable
• Trickle vents, extract fans and flues fitted so they can be sealed for the test
• Traps filled with water, or waste pipes capped
• Loft hatch fitted and closable
• Mains power for the fan
• Floor area and envelope area from the drawings
